With the closure of K-Mart at the Town & Country Shopping Center at 3rd and Fairfax, Holland Partner Group re-envisioned the eastern half of the project with an elegant mid-rise residential mixed-use building including 330 residential units above two stories of retail, enhanced open and green space, and improved parking circulation and pedestrian access.

We were tasked with building support from community leaders and the local Councilmember, and to facilitate timely city approvals for this by-right development. The project received overwhelming support from the Mid-City West Community Council and the adjacent local public elementary school (Hancock Park Elementary School) community, who turned out in support of the project at several public hearings. The Planning and Land Use Committee of the Los Angeles City Council, with the support of the local Councilmember, recommended EIR certification, which was unanimous voted on by the City Council in June 2022.
